Question: What does it typically cost to stage a home?

Answer:  At Seller's Edge we give the Homeowner the option of doing the
work themselves or having it done according to their budget.  The average
cost of a 2000 Sq. Ft home is about $1500.00.  This includes the initial     
consultation fee of $195.00 about 9 hours of work done to the home, and a
few small purchases for about 180.00.  It can be more if the home needs
more, but it can also be less if the homeowner is willing to do the work
themselves.  We want our sellers to get the most money possible for their
home.  This is why we do what we do!  


  Question:  My home has been on the market for
  4 months and it still has not sold, what do we do???

Answer:   You have to look at many factors,
market is of course one,but homes sell even in a
slow market.  People are always moving and you
want them to want to move to your home.  Price,
if you have priced yourself out of the market. Take
a look at other homes in the area, take time to go to their open house and
compare your home to thiers.  We are emotionally attached to our homes
and can't see objectively what others might see.  You need someone to
point out and accentuate the best features of your home and down play
the ones that are not positive.  Many times we have overlooked some
obvious flaw because it isn't so bad to us.  You have to try to appeal to the
majority of buyers and not just those that will overlook some flaws.  
Only 10% of buyers can see the homes potential without having it pointed
out to them.  It takes less than 30 seconds for a buyer to decide if they
like the home or not.

Question:  My home is very nice, but it still has not sold?

Answer:  Most people have taken care of their homes, and they are clean
and warm.  You might just need to depersonalize your home.  Take down
all family pictures and items that are personal, in this case less maybe
more.  Make your home appeal to the masses.  You mentioned you had a
country home, but not everyone favors a country decor, so you need to
neutralize your decor.  Paint walls neutral  colors not just white, add
touches that are stylish yet timeless.  Most of us have a lot more clutter
than we realize.  Closets might be overlooked, cabinets might need some
updating.  There are many things you can do to improve your homes
appeal to the majority of people.

Question:  My Realtor says that we need to fix a lot of things before he
will list it, where do we start?

Answer:  Realtors are trained to know what a buyer will be expecting.  
Buyers expect that the home is in good shape as compared to the other
homes in their selling price range.  If your home needs improvements you
need to make sure you know which things to do that will net you the        
largest return on your investment.  In the Midwest, bathrooms, kitchens
and basements are very important.  You need to make sure you do only
the things that will net you the largest profit.  If the homes in your
neighborhood are only selling for $100,000 and you are listed at               
$95,000 doing a large $20,000 renovation may not make your home
worth what the renovation costs.  You might not get the return on your
investment of $20,000.  We can help you get the things done that will net

Question:  Our Realtor said that a stager isn't necessary, should we stage
anyway?

Answer:  There are Realtors who can really see the homes potential; again
about 10%.  A great Real Estate Agent though is not in the staging
business and they concentrate on Marketing your home and leave the
staging to the experts, just as we are not Realtors.   It is always best to
stage a home before a Realtor tells you what you should list a home for.  
A staged homes usually list for more money initially.  Homeowners
always think their home is worth more than the market so if you stage
your home you could be absolutely right!  A great Realtor  wants all of
their listings to be staged.
